Market Update | September 2026 🍂 September brough Market Update | September 2026 🍂 September brought another mixed month for Metro Vancouver real estate. Overall sales were down 8.4% from last year, with most of that slowdown coming from apartments, where sales fell nearly 19%. Detached and townhouse sales, however, stayed relatively steady. Fewer new listings helped keep inventory from climbing, but buyers still have plenty of choice, with total inventory sitting 24% above the 10-year average. Prices are continuing to soften gradually, with the benchmark price down 5.5% year-over-year. The takeaway? Despite plenty of selection, softer prices and relatively stable mortgage rates, many buyers are still sitting on the sidelines. Inventory has come down from 2025 highs, but remains well above typical levels, giving buyers more choice and negotiating power. Benchmark prices are now approximately 6% lower than this time last year, with detached homes seeing the most pressure while townhomes remain relatively resilient. For buyers, opportunities are out there.
