The Metro Vancouver market continued its steady pace through May, posting the highest sales count we’ve seen so far in 2026. Before we get too excited, though, it’s worth noting that it was still the second-slowest May for sales in the past 25 years.

Inventory remains one of the biggest stories this year. While active listings are sitting nearly 35% above the 10-year average, new listings have continued to come to market at a slower pace than last year, and inventory levels have now trailed 2025 for three consecutive months.

What does this mean?

• Buyers continue to enjoy plenty of choice and negotiating power.
• Sellers need to be strategic with pricing and presentation.
• Home prices have remained relatively stable across all property types.
• The market continues to feel balanced, predictable, and far less frantic than we’ve experienced in recent years.

As we head into summer, economists are forecasting a calm and orderly market with no major shifts expected on the horizon. In other words: no panic, no frenzy - just opportunities for those who are prepared.
