Before we get too excited, though, it’s worth noting that it was still the second-slowest May for sales in the past 25 years. Inventory remains one of the biggest stories this year. While active listings are sitting nearly 35% above the 10-year average, new listings have continued to come to market at a slower pace than last year, and inventory levels have now trailed 2025 for three consecutive months. What does this mean? • Buyers continue to enjoy plenty of choice and negotiating power. • Sellers need to be strategic with pricing and presentation. • Home prices have remained relatively stable across all property types. • The market continues to feel balanced, predictable, and far less frantic than we’ve experienced in recent years.
