As we ease into one of the calmest months of the year, November carried forward October’s steady momentum - fewer sales, yes, but also one of the most balanced markets we’ve seen in a long time. With more homes available and less pressure to rush, late 2025 has become a refreshing window of opportunity for thoughtful buyers and sellers ready to meet the market where it is.

Solid inventory is giving buyers the breathing room they’ve been craving, while motivating sellers to price with intention. The result? Deals that feel fair on both sides and a market that’s finding its natural rhythm again. Homes may be taking a little longer to sell, but this slower pace is helping bring stability after years of volatility.

With interest rates expected to hold steady into the new year, the groundwork is being laid for renewed confidence. Once buyer sentiment starts to lift - as early as the first months of 2026 - we could see activity pick up again.

October is usually the last month of the year to see a seasonal boost in sales, but activity still fell short 14% from last year and is well below the ten-year average. Even the Bank of Canada’s fourth rate cut of 2025 wasn’t enough to draw more buyers back. 

Inventory, which peaked in June, has slightly eased, while prices have softened across all market segments - roughly 3% across all residential home categories. With no further rate cuts expected this year, conditions remain highly favourable for buyers.

For buyers, this fall presents more selection, more negotiation room, and less competition than earlier in the year. For sellers, pricing strategically and preparing for longer days on market is key as the year winds down.

- Does not need to be a first time buyer

First Time Buyer GST Exemption
- No GST (5%) up to $1,000,000 (Savings up to $50,000)
- Partial GST rebate up to $1,500,000
- Must be principal residence

Eg. First Time Buyer on $1,000,000 property = $50,000 GST Rebate + $18,000 PPT = $68,000 Potential Savings
