Metro Vancouver’s housing market stayed a bit quieter than usual in February 2026, continuing the recent trend of slower sales for this time of year. That said, the market is starting to feel more stable as both buyers and sellers adjust to current conditions.

Home prices have softened slightly over the past year, but month-to-month changes have been minimal, which may be a sign that prices are beginning to level out. While sales of detached homes and apartments were lower than this time last year, townhouse sales saw a small increase, showing that demand in that segment remains steady.

Looking ahead, the spring market will be an important one to watch. If buyer interest picks up while the number of new listings stays relatively limited, inventory could stabilize and help support home prices. Overall, it could lead to a more balanced and steady market for both buyers and sellers in the months ahead. 🏡📈

Market Update | January 2026 ❄️ The Metro Vancouv Market Update | January 2026 ❄️

The Metro Vancouver market started 2026 on the quieter side, continuing the slower pace we saw through last year. Sales eased in January, while inventory stayed elevated as motivated sellers brought more homes to market. With more choice for buyers and softer pricing across most home types, buyers remain in the drivers seat.

Now, that being said - while the numbers are the numbers, we are starting to feel a spark. Listings that have sat on the market for sometime are starting to move as buyers feel more confident to pull the trigger. Price pressure is still present, especially with listings outpacing sales, but the market feels like it’s slowly finding its footing and pent up demand is beginning to stir. 

Perhaps we are all just becoming more comfortable with the uncertainty surrounding the economy and world politics? Whether that’s true or not, into 2026 we go - knowing that patience, preparation and strategy remain the keys to successful real estate moves for our clients and friends. 💪🏻
