Metro Vancouver’s housing market had a quiet 2025, with home sales dropping to their lowest level in over 20 years with 23,800 home sales last year, nearly 25 per cent below the 10-year annual average. Despite the slowdown, sellers didn’t take a break - new listings hit record highs, giving buyers plenty of choices and keeping the market buzzing with options, albeit with few buyers taking the bait.

Prices softened across the board, but falling borrowing costs helped keep things a little more affordable. After a bumpy year shaped by economic headwinds and the threat of U.S. Tariffs hanging overhead, sentiment slightly picked up in the second half, offering a glimmer of optimism.

Heading into 2026, buyers are starting the year in the driver’s seat with more inventory, lower prices, and friendlier financing - a recipe for a potentially more lively market.

With more homes available and less pressure to rush, late 2025 has become a refreshing window of opportunity for thoughtful buyers and sellers ready to meet the market where it is.

Solid inventory is giving buyers the breathing room they’ve been craving, while motivating sellers to price with intention. The result?
