Market Update | October 2024 🎃

As we enter the final stretch of the year, we are statistically seeing an untick in the market. Average days on market are getting shorter and prime listings are being scooped up quickly and sometimes going into multiple offers. Buyers are finally coming back to the table after a significant hiatus. After months of tracking approximately 20% below the ten-year seasonal average, home sales surged more than 30% year-over-year in October.

What are we seeing? Buyers who are simply dipping their toes in might soon be in for a shock. The days of being spoilt for choice over the last few months with ample inventory and the ability to have numerous conditions appear to be numbered. With the Bank of Canada’s four consecutive rate cuts under our belt, and forecasters predicting more to come, we will likely see the market begin to favour seller’s again soon.

As we go into the season where the market historically slows down, will the market follow October’s surge? One data point does not make a trend, so we will have to wait and see! With the next Bank of Canada announcement not scheduled until December 11, November might not see the push October did without the media support of a rate cut.

As we say goodbye to the warmer months and embrace fall, it feels like the market is beginning to change. With inventory levels reaching their highest point in recent inventory, transactions have not kept pace. With the most recent 50 bps Federal Rate cut under our belt and the next Bank of Canada rate announcement coming up quickly on October 23rd, we would expect to see buyers following suit and making moves. Currently, however, buyers are still hesitant to flood the market. As a result, prices have been trended sideways for the past few months with September figures show a modest decline.

What are we seeing day-to-day? Sellers are hungry for offers and price reductions are occurring more and more frequently. With the influx of listings and buyers not taking the bait - an window of opportunity is presenting itself for the savvy buyer to potentially buy under market value with ample choice. How long will this last? No one has a crystal ball, but as rates continue to decline, the window will likely close soon. 🔮

NEW MORTGAGE RULES | Coming Soon! ✨

In an effort to assist first-time home buyers with the ever growing concern of affordability, the federal government is making big changes as of December 15th, 2024. Have a peek. ⬇️

1. Insured Mortgage Cap Raised to $1,500,000
• This was previously set at $1m, anything over $1m prior to Dec. 15th required a minimum 20% down payment.
• This is particularly helpful for buyers in expensive markets such as Vancouver & Toronto.
• Breakdown: 5% on first $100,000, 10% on the remaining amount up to $1.5m.

EXAMPLE 🧐
• Prior to Dec 15, 2024 - $1.5m purchase price minimum downpayment = $300,000 + closing costs
• Post Dec. 15, 2024 - $1.5m purchase price minimum downpayment = $125,000 + closing costs

2. 30 Year Amortization Available for ALL First-Time Buyers & ALL New Construction
• Lower monthly payments for first-time buyers struggling with affordability.
• Encourages purchases of newly constructed homes, aimed at driving more development and creating more housing supply.

3. When refinancing you do not need to do the stress test.
• Previously, if you stayed with your current lender you could skip the stress test to refinance. Now, you can shop around to other lenders without having to undergo the stress test.

What do they mean and how might it affect the market? 🤷🏼‍♀️

Both of these measures are intended to free up more cash for first-time buyers trying to get on the property ladder. With the barriers to entry being saving for a downpayment and elevated monthly costs due to elevated mortgage rates, these changes are intended to attempt to soften the blow for fresh homeowners. As interest rates continue to come down and more buyers & sellers hop off the fence - these measures could further revive the housing market as some buyers try to get ahead of these changes coming into effect.

With the recent drop in interest rates, while not significant enough to really unleash pandemonium quite yet, we’ve already noticed an increased buzz in the air. Sellers are making meaningful moves to get the outcomes they desire and buyers are coming out of the woodwork with fresh pre-approvals, ready to take advantage of the inventory that’s been piling up over the last five months.

The real estate market is shifting in favour of buyers, though some hesitation remains due to ongoing economic uncertainties. While the economy’s data is not looking overly positive, it’s actually welcome news for mortgage holders. Economists are now predicting cuts in September and October. Where will they land? We’ll soon find out.
