Market Update | July 2026 👙 July reminded us that Market Update | July 2026 👙 July reminded us that the Vancouver real estate market still likes to keep us guessing. 🧐 After sales picked up in June, July took a bit of a breather. Overall sales were down nearly 10% month-over-month, with apartments seeing the biggest shift at 18%. But buyers weren’t the only ones hitting pause. New listings also dropped 11%, with apartment listings down almost 17%. It’s a trend we’ve been watching for a few months now, and it’s slowly starting to tighten up available inventory. So, where does that leave us? Buyer activity remains steady, inventory is gradually shrinking, and prices dipped just 1% in July. No dramatic swings in either direction - just a fairly balanced market taking its time to find its rhythm. Market Update | June 2026 🍉 The Metro Vancouver m Market Update | June 2026 🍉 The Metro Vancouver market may finally be waking after its long nap. 😴 June sales climbed 9.6% year-over-year, with buyer activity increasing across detached homes, townhomes, and condos. While prices have stayed relatively steady, fewer new listings are hitting the market, which could make things a little more interesting as we head into the fall as buyers have been spoilt for choice for what feels like years. Current inventory is still giving buyers plenty of options, however; it’ll be interesting to see how the rest of the summer unfolds.
