March was giving us a bit of a mixed bag in the Vancouver market.

Overall, sales are tracking pretty closely with what we expected this year, and the softer demand at a high level isn’t too surprising. But once you look a little closer, the story gets more interesting.

We’re starting to see a split between segments - multifamily is still moving slowly, while the detached market is showing early signs of picking up, with more sales and fewer new listings than this time last year. At the same time, fewer sellers are entering the market overall, which is keeping inventory fairly steady. And with sales still sitting below long-term averages, prices haven’t moved much in either direction.

There’s also a bigger picture at play. While tariff concerns have settled down, rising tensions in the Middle East are now pushing up bond yields - and fixed mortgage rates along with them. That could keep demand a bit more measured as we move through the spring market, unless things shift quickly.

All in all, it’s a market that isn’t moving in just one direction - and more than ever, it’s about understanding the nuances and knowing where the opportunities are.
